Chimney Flashing Repair in Auburn University, AL

Chimney flashing repair seals the joint where masonry passes through your roof, which is the most leak-prone detail on most houses. Auburn University, AL Storm Damage Roof Repair handles chimney work throughout Auburn University, AL.

The reason chimneys leak so reliably is that the joint never stops moving. Masonry and roof structure expand and contract at different rates through every temperature swing, and the flashing has to absorb that movement for decades. Eventually it works loose, the mortar joint holding the counter-flashing crumbles, and water gets behind it.

Storms finish off flashing that was already tired. Wind lifts the counter-flashing edge, and hail dents the step flashing enough to break the seal line.

Proper repair means step flashing woven into each shingle course up both sides, a cricket or saddle on the upper side of any chimney wide enough to need one, and counter-flashing cut into a fresh reglet in the mortar rather than surface-sealed. Where a chimney over about eighteen inches wide has no cricket, snow and debris pile behind it and the leak will return whatever we do to the flashing.

We will tell you honestly if the masonry itself is the problem, since a chimney with failed crown or spalling brick passes water through the structure.
